Repairs and Maintenance

REPAIRS AND MAINTENANCE-RESPONSIBILITY FOR REPAIRS

In accordance with your Tenancy Agreement. These are the repairs that you are responsible for in your

own home. These repairs include;

- Plumbing

- Replacing plugs and chains to baths, basins and sinks
- Replacing shower hoses and fitting shower curtains or tracks

Try to clear blocked baths, basins, sinks and toilets.
- Repairing any items you have installed yourself
- Clear blockages or repair leaks from washing machines and dishwashers

- Repair or replace toilet lids and seats

 

Woodwork

- Replacing locks when the keys are lost or broken, or if you get locked out and getting extra keys cut including sheds and garages

- Repairs to internal doors and frames, and skirting unless affected by woodworm or rot
- Repair or replace catches, handles, locks or bolts on doors inside

- Adjusting doors when you have new carpets or floor coverings fitted

- Repair or replace catches and handles on kitchen units and other cupboards

Glazing

- Replacing broken or cracked glass unless you provide us with a crime reference number
 

Drainage

- Keep gully grids clear of leaves and rubbish (except in shared areas)

 

Electrics

- Reset trip switches and, if necessary, turn off mains supply

- Replace light bulbs, florescent tubes and starters (except for 2D lights)

- Replace electrical plugs (not socket outlets and plug fuses) for your own appliances

- Connection and installation of your own appliances

 

Gardens
- Repair or replace fencing 

- Maintain garden paths and steps (but not those leading from the road to your front and back doors)

 

Maintain
- patios, decking and other garden features including

- shrubs and plants


Miscellaneous

- Repair floor coverings (vinyl tiles, sheeting, carpets or laminate) you have put in
- Replace clothes lines, except in shared areas 

- Get your own heaters repaired and serviced by qualified engineers

Out of Hours

FHTMO also have an Out of Hours service which operates when the TMO is closed.

This service is a make safe service only and the contact numbers are below. 

FHTMO is currently carrying out quarterly Estate inspection of all the blocks which come under our management and look at improvements.

Gas Central Heating

This function is not the responsibility of FHTMO and remains with the Council who employ the contractor Aston Group. 

If you have an issue with your Heating and Hot Water appointment can be booked direct with the Aston Group by calling 020 8496 4197 option 4 for housing then 1 for repairs then 2 for heating and gas.
